Experience management of real estate held in trust
Real estate can represent a significant portion of the assets held in trust for individuals, families, and charitable organizations. These assets may include residences, rental properties, commercial properties, shopping centers, and land. Our Trust Real Estate Services team provides experienced oversight and management of these assets, with attention to both current needs and long-term objectives.
Our work typically begins with an evaluation of the property, which may include a property inspection, title review, analysis of the operating budget and financial performance, and an assessment of the property’s current use and potential alternatives. When appropriate, we coordinate with property managers, leasing professionals, brokers, contractors, attorneys, and other specialists to help develop and carry out strategies consistent with the trust’s objectives.
We offer:
- Asset management: Evaluate property performance and strategic alternatives; assist with decisions involving whether to hold, lease, improve, reposition, or sell property; manage cash flow and expenses; and provide a coordinated point of contact.
- Fiscal management: Collect property-related income; pay authorized property expenses; monitor receivables, cash flow, and operating results; and coordinate with trust administration regarding property cash flow and distributions, as applicable.
- Facilities and project management: Conduct and coordinate property inspections; oversee repairs, maintenance, capital improvements, and other property projects; address environmental matters; and engage and monitor qualified third-party professionals as needed.
- Risk management: Monitor property insurance requirements and coverage; coordinate insurance claims; and work with appropriate professionals to address property-related risks.
- Lease administration: Monitor lease obligations and tenant compliance; coordinate property decisions with appropriate stakeholders; and assist with lease-related matters as they arise.
- Leasing, sales and acquisitions: Oversee leasing and lease-renewal activities; coordinate with brokers, attorneys, and other professionals; and facilitate property dispositions, acquisitions, and other real estate transactions.
- Reporting and ongoing review: Provide financial and operational reporting tailored to the property and trust; periodically review property performance, condition, and strategy; and assess results in light of established objectives.
- Integrated trust services: Coordinate real estate management with trust administration, investment management, and other appropriate First Hawaiian Bank services.
